I often see testimonials and think "what a waste of time – these could quite easily be faked!"

I get a number of positive comments every year and often get little thank you notes and letters when people leave – but would you believe them if I placed them here?

The best way for you to accertain if your future landlord is 'dodgy' is to ask the present tenants how the landlord has treated them.

I would openly invite any prospective tenant of any of our houses to take a second viewing before signing the contract.

Go prepared.  Ask questions such as:

• Did the landlord attend to all the items he had promised - before you moved in to your new house?
• Were you happy with the cleanliness of the house?
• Is the landlord easy to contact?
• Does he attend to any problems promptly and professionaly?
